Foul Drainage – Clachan Way
A disconnecting manhole will be located within the plot. The plot owner will be responsible for connecting their house foul drainage to this manhole. These works will be subject to Approval from Building Control.
Maintenance of the foul water system from the house to the disconnecting manhole will be the responsibility of the plot owners.
Surface Water Drainage – Clachan Way
A disconnecting manhole will be located within the plot. The plot owner will be responsible for connecting the surface water drainage from the house and garage roofs together with access drives directly to this manhole. These works will be subject to Approval from Building Control.
The main surface water sewers and associated detention basin will be adopted and maintained by Scottish Water. This provides the required level of treatment and attenuation for surface water run-off from each plot, as required by SEPA in accordance with CIRIA’s publication C521 “Sustainable Urban Drainage Systems Design Manual for Scotland & Northern Ireland”.
It should be noted that any ground water encountered within the plot will require to be treated separately as a connection to the main drainage system is not permitted by Scottish Water. These works will be subject to the approval of Building Control and recommendations should be sought, by a competent professional to advise on a suitable treatment / attenuation method.
Maintenance of the surface water system from the house to the disconnecting manhole will be the responsibility of the plot owners.
Water – Clachan Way
A 90mm diameter pipe is located in the footpath. Individual tails will be required and it is the plot owners’ responsibility to extend this onto the plot.
Electricity – Clachan Way
The main electricity supply cable will be located within the footpath either adjacent to the plot or on the opposite side of the road.
An individual connection will be taken into each plot and terminated in a temporary metered box. The plot owner will be responsible for extending the cable from this temporary connection box to their house. The temporary box can then be removed. The costs for this work will be the responsibility of the plot owners.
Telecommunications – Clachan Way
The BT duct/cable is located in the footpath. The plot owner will be responsible for extending the duct and cable into the plot.
Assistance - The Self Build Initiative Fund
The Highland Self Building Initiative Fund is designed to help applicants reach the completion stage of their build projects, at which point they should be able to access a mortgage from the likes of a high street lender or other. The loan is then repaid by this mortgage, and the applicant goes on to pay off their mortgage as they would should they have bought a house on the open market. Evidence of repayment is required for both the Highland Self Build Initiative Fund. Fees apply.
